LEASES

6% of the annual minimum rent for the 1st year of the lease term;, plus
5% of the annual minimum rent for the 2nd year of the lease term;, plus
4% of the annual minimum rent for the 3rd year of the lease term;, plus
3% of the annual minimum rent for the 4rd year of the lease term;, plus
1% of the annual minimum rent for the balance of the lease term.

Negotiable Upon Request

RENEWALS

The leasing commission payable for lease renewals (including renewals of leases in existence at the time of commencement of this Agreement) shall be 50% of the leasing commission calculated under the above schedule

OPTION TO EXTEND LEASE

Where the lease provides for an option to extend, the commission for the extension shall be computed on the same basis as a renewal but shall be due and payable only upon the exercise of the option.

Note: Lease commissions are due and payable when Tenant occupies and lease has been fully executed. Unless otherwise agreed to, all commissions are payable by the Owner of the property involved.
